What is included
Tenant Improvements
The parts of a build-out one crew can carry from strip-out to handover.
Demolition & site prep
Strip-out, temporary protection and hoarding so the rest of the building keeps operating while the work happens.
Framing & drywall
Partitions framed, boarded, taped and finished, with texture matched to what is already there.
Doors, frames & hardware
Every opening in the space hung, hardware installed to the schedule and adjusted once the space is in use.
Bars, counters & built-ins
Bars, service counters, reception desks, storage and washroom millwork supplied and installed.
Paint & final finish
Walls, frames and trim painted, deficiencies walked and closed before handover.
Site coordination
Scheduling and site coordination with the other trades on your project, so nobody is waiting on us and we are not waiting on them.

Most build-outs come to us by referral, from owners and contractors we have worked with before. We run them the same way every time: one scope, one schedule, one crew.

How we price it
Site visit, then one written quote
Tenant improvements are quoted as a scope with a schedule of visits, and billed against your purchase order or contract. Changes are priced as extras and agreed before they are built.
- Scope and visit count spelled out on the estimate, so return trips are planned, not added after.
- Supplies included where we supply. Where you supply, the estimate says install only.
- Work against a purchase order stays on the PO. Anything outside it is quoted as an extra before it is done.
- Prices in Canadian dollars plus GST, and PST where it applies.
